We want to be good patrons by staying for dinner to help this establishment who so generously gives us $200 a month to the first and second place winners. If you cannot stay, please don’t sign up. Many people would stay but couldn’t sign up. So if you cannot make it to darts because you don’t want to stay, please call Sue Minarich 814-504-8934 to take your name off the list. If you don’t want to stay for dinner, consider arriving earlier for lunch. A side note, wings for $.60 each at Pioneer Pizza is every Wednesday, Darts is only one Wednesday a month for most of us so let us support the Ice House too. Thank you

A note of thanks from St. Vincent de Paul - San Antonio Church:

Deep Creek Residents

Thank you for donating all the canned goods and other items for our pantry. Your donation will help the residents of Charlotte County. God Bless.

When I dropped off all the canned goods to St. Vincent de Paul's, the volunteers were amazed at the large quantity of items we donated. There are so many people in need in our area. I asked if they could use other items other than food and the response was a yes! Other than non perishable foods, they can use items such as shampoo, soap, dish detergent, toilet paper - no paper towels, as that is not a necessity. Tuna, peanut butter, canned fruit, and large baked beans was requested. I will put a box in the club house so we can continue to donate to those in our community. Thank you all in our Deep Creek Gardens community for being so generous. Let's keep it going.   Irene Longo

December 7, 2023

After our budget meeting and Board meeting yesterday, I contacted Michele Black, one of our accountants at Gateway to get her input as it relates to the questions raised.

As to the question of budgeting the receipt of interest income, it is not generally done because, as in our case, there are too many unknown factors that come into play.

1. At this point, we have no idea, how much, if any, of the insurance funds might remain after the first of the new year. That would be a guess at best.

2. These funds must be held in accounts that are liquid, so that they can be used as needed to pay for hurricane related repairs. Currently, we are fortunate that one of the banks where our funds are maintained, offers a savings money market account where any needed funds can be withdrawn with 24 hours notice. This account is currently paying a decent interest rate, but that can change on a daily basis, and there is not any way of projecting what the interest rates might be at any certain point in the next few weeks, let alone at any point in 2024.

3. Budgeting any kind of interest income to offset the proposed condo fees is not advised by Gateway with the current unknown factors that would make actually attaining any interest income purely a guess at best. All of the budgeted line items were seriously reviewed by Sara, Sue, Sam and myself, and only include what is necessary for Deep Creek Gardens to continue to operate as a viable community.

As to the question of any funds that might create a favorable balance at year end being returned to the owners, that wouldn't happen, mainly because of how our property insurance is paid. Our Property and Casualty Insurance is paid every year by May 1st. For the first 4 months of each year, an amount based upon 1/12th of the previous year's actual year end accrued total, is accrued to the Prepaid Insurance account. So the total amount that was accrued in May through December of the previous year is added to the amounts accrued in the first four months of the current year towards the insurance amount that is due on May first. If that is not enough money to pay the insurance bill, then the balance must be financed. So any balance in prepaid accounts or favorable balance to what was budgeted, which would be what is received from the condo fees, would never be available for anything other than what is needed for that year's insurance premium. As only the first four months of condo fees, which would be based on the anticipated new insurance rate, are collected by the time the payment is due, and the 8 months of prepaid amounts in the prepaid account are based on the previous year's budgeted insurance amount, that is why there is often a shortfall. This may be slightly confusing to a non-accountant or non-mathematical person, but basically there won't ever be a time when there is more money in our operating account than what will be needed to meet our financial obligations at some time in the near future.

I hope this is a somewhat understandable explanation as to why neither of these two situations, either budgeting of interest income or returning any favorable variance monies, is viable.

Bonnie

As stated in the Declaration of Condominium, the Association is responsible for repairing the drywall. Owner's are responsible for texturing.

It was decided at the last Board meeting, to include the texturing when the drywall repairs are made to any units with damage from Hurricane Ian.

To make it easier and less expensive for owners, the contractor can do the texturing when they are repairing the drywall. The cost will appear on the invoice to Deep Creek Gardens however, Deep Creek Gardens will invoice each unit owner for reimbursement of the cost for texturing. The amount is not an assessment, it is an actual cost based on the square footage being textured.

If you DO NOT want the texturing done when the drywall is repaired or if you have any questions, please contact the office, 941-629-4779.

July 21, 2023

Coffee And is canceled for April 1.

Bocce teams did a terrific job this year. I think we could all agree, we have fun whether we win or lose. Many new people came out to play this year and it was great to meet them. The bocce teams were split into 2 leagues. The winner of each league had a playoff on Monday. Linda Carter and Don Adams played against Keirnan Staiano and Julie Eldridge. Keirnan and Julie won. Wednesday was the beginning of the bocce tournament. All who signed up played in a 9 point game elimination round. The games carried over to Thursday. And wouldn't you know it, Julie and Keirnan were in the final playoff with Linda and Don! The game was played to 12 points. Linda and Don won this tournament. The cheering fans had a great time watching all the games. Many were very close and very exciting with their trick shots. The tournament was followed with pizza, cookies and water. A special thank you goes out to all who made this a great day. Bonnie Meyers helped with setting up the leagues, Rick Van Goethem helped with the bracket. There were others that also made this successful. A special thank you goes out to Dick and Kathy Adams who made this all possible. Thank you, Thank you, Thank you.

Public service announcement

In the last few weeks, I have been flooded with several email scams. I have had scams for Amazon and PayPal both telling me there were charges to my accounts and I needed to call a number immediately to resolve the problem. The problem is that I don't have a dedicated Amazon or PayPal card so there is no account dedicated to either. I do use PayPal as often as I can and Amazon weekly, but I use a separate card for both, that is only linked to them. Both were phishing for my account info. I also had multiple emails telling me my streaming services had billing problems and that the services would be cancelled if I did not either call a number or log into a website provided. In all cases these were also phishing attempts to gain my contact info.

December 14, 2022

Message from Sue Armbruster: There is electricity and water now. There is a boil water advisory. There is some damage at the complex due to winds that reached 180 mph! Soffits were blown out, some upstairs railings blew off, some cinderblock walls near pool came down. We will have a Drone coming Wednesday to take aerial views of the roofs. Fema will be setting up on 776. They will contact us when you can apply for compensation but you need to go to your insurance company first. Fema is based according to income. If you do not have any particular restoration company, you can use the company we have used in the past - Fire Service. The representative is Ellie, her phone number is 239-936-1033. If you call, tell her you are with Gateway Management because we have a contract with them to come in a priority to take care of any damage. Some upstairs condos have had trouble with wet ceilings. The rain came in under the soffit area after they were blown out by the strong winds. There are pathways along the sidewalk. There are many Palm trees down and debris. They were assessing buildings as 3 - 2 - 1 where 3 is unlivable. We were assessed at 1 being liveable. Dave Siperak from Statewide Insurance will be sending an adjuster from West Palm. If you do not have anyone checking your condo, you can call Sue's cell phone 336-491-5338. Give her time to call you back as there are many calls being made to her. There is no internet, cable or landline phone service at this time. Therefore emails are not going to happen for awhile. Clubhouse was open to charge cell phones, make coffee and use microwave. But now that power is restored, it won't be needed. Updates will be posted as needed.

October 1, 2022

Power is on! Yeah!  Thank you FPL and everyone from other areas helping SWF!

September 29, 2022

Hurricane Ian took vengeance on SWFl. Here in Deep Creek Gardens, the people who stayed were brave to endure a storm of such magnitude. From what I have heard so far from a few of the brave owners we lost some trees, we lost some shingles off the roofs, some porch lights were broken, some units got water under their lanai shutters, some got water into their units but not standing water, fencing around dumpsters broke and even some dumpsters were moved. The power is off and cellular service is intermittent. I will update when I hear from from the owners that are down there.

August 27, 2022

Welcome to our new Office Administrative Assistant Sara Martella. She started on Monday April 11. Sara's hours will be 9 am to 1 pm. She comes to us with much experience but will still need some time to acclimate herself to her new surroundings. Stop in and say hello. And while you are there, make sure you tell her when you are leaving to go north so the mailing address will be updated. Also if you changed your lock, you will need to drop off your new key. If you have a  combination lock, the office should know it too.

Our season is winding down and the complex is thinning out. More and more shutters are close. Hopefully you remember to notify the office so they will forward your mail to your new address. Check the bulletin boards for suggestions in closing your unit. It is also on a website page. Be safe and come back for another fun year.

Happy Veteran's Day! Thank you to all who have served and those who continue to serve!

Yesterday was the first day for darts and a very exciting one I might say. 21 people from Deep Creek Gardens attended and played with such skill and some not so but it doesn't matter we just wanted to have fun. It was exciting and ended with a play off. It was tied and Sue Minarich scored the winning point. Her team mates were Sam Long and Tony Biolo. Great job!  But I can't slight the second place team - Dan Minarich, Mary Kay Pfeiffer and Ken Zeisler who did an excellent job as well. Next Dart Game Day is December 1. There will be a signup sheet posting at clubhouse.
